Most rental headaches come from skipping a few basics at move-in. Here's what experienced renters do — and what you'll wish you'd done if you don't.
Before you put a single box inside, walk every room on video. Open every cabinet, check every wall, test every light. Narrate what you're seeing — "this scratch on the wall by the door was already here." Send the video to yourself via email so it's timestamped. This is the single most important thing you can do to protect your deposit. Landlords can't charge you for damage that existed before you arrived if you have video proof.
Every request, every issue, every conversation with your landlord should go through text or email — not just a verbal agreement. If you reported a leaking faucet verbally, follow it up with a text: "Hey, just wanted to confirm I mentioned the faucet under the kitchen sink is dripping." That paper trail matters if you ever dispute repairs, deposits, or move-out conditions. Idaho law gives landlords specific timelines to respond to repair requests — having dates documented matters.
In Idaho, landlords are required to keep the property in a habitable condition — working heat, plumbing, and a weatherproof structure. For non-emergency repairs, notify your landlord in writing and give them a reasonable time to fix it (typically 3–30 days depending on the issue). If they don't act, Idaho law has remedies — but you need that written notice first. Emergency situations (no heat in winter, major leak) can require faster action. Don't just wait in silence.
Idaho doesn't cap how much a landlord can charge for a security deposit, but they must return it — or a written itemized statement of deductions — within 21 days of you moving out. Normal wear and tear (small scuffs, carpet fading with age, minor nail holes) cannot legally be deducted. Major damage, deep cleaning required, or unpaid rent can be. If you don't get anything back within 21 days and no explanation was provided, you may have a small claims case worth pursuing.
Most rental problems were written into the lease and ignored. Check: early termination clauses and what they'll cost you, pet policies and pet fees vs. pet deposits (they're different), what utilities you're responsible for, rules on subletting if your situation changes, and exactly what the process looks like for giving notice. In Idaho, month-to-month tenants typically need to give 30 days written notice to vacate. Missing that can cost you an extra month's rent even if you've already moved out.
Give written notice on time, clean the place thoroughly, and do a second video walkthrough on your last day — same level of detail as move-in. Return every key and document it (get confirmation in writing). Ask for a move-out walkthrough with the landlord present if possible so any concerns are discussed face to face before your deposit is in question. If they find things after the fact that you weren't told about at move-out, having your move-out video is your best defense.
